Gas safety
A gas safety record is only useful if you can find the current one, for the right appliance, at the right address, on the day somebody asks.
What the law requires
The Gas Safety (Installation and Use) Regulations 1998 require work on gas fittings and appliances to be done by a Gas Safe registered engineer. Landlords must ensure that each gas appliance and flue they are responsible for is checked for safety at intervals of not more than twelve months, keep a record of the check, and give a copy to the tenant. Employers and those in control of premises have duties for the gas installations they are responsible for, and maintenance obligations sit alongside the annual check rather than replacing it.

Who it applies to
- Landlords, for every relevant gas appliance and flue in a property they let.
- Employers and people in control of premises, for the installations they are responsible for.
- The engineer must be Gas Safe registered — checking that is part of the record, not an assumption.
What you have to be able to show
The list an inspector, insurer or auditor actually works through.
- The current gas safety record for each appliance, within the last twelve months.
- The engineer's Gas Safe registration details at the time of the work.
- Evidence that the tenant was given a copy, and when.
- Any defects found, and what was done about them.
- Servicing and maintenance alongside the safety check.
